Planning Map Guide

It is very easy to use the Planning Map. This page explains the less obvious details related to the filter options.

To gain the benefits of the filter options, it is necessary to understand a little of how planning applications are processed by the authorities and reported within your planning table. New applications will be added to the planning table and remain there as 'pending' until they are decided. When decided, the planning application will remain on the planning table for a couple of weeks before being removed.

It is possible for a developer to 'appeal' up to six months after the council has made the initial decision. When the local applications are removed from the planning table they are 'monitored' in case there is an appeal. When there is an appeal, the local application is brought back on to to the planning table and it will stay on the planning table until a couple of weeks after the appeal is decided.

Clicking a marker will provide a summary of the planning application the marker represents.

The marker for the application will be placed on to the map if the application meets ALL the conditions set by the various filters.

Time Range

A planning application can only exist on the map within ONE of the options listed under Time Range.

Current Report
Include only those local applications and appeals that are contained on the current planning table. This may include some decided applications, as well as applications that are 'local' and at 'appeal'
Monitored
Include only those applications that are being monitored for an appeal. This group will only consist of 'local' applications that have been decided by the council in the past 6 months
Up to 1 Yr
Include only the local and appeal applications that have been decided within the past year. Note that this will not include the 'monitored' applications, or any applications that are on the 'current report'. Should you wish to include ALL applications from the past year then select 'Current Report', 'Monitored' and 'Up to 1 Yr'
1 yr to 2 yrs and 3 yr to 4 yrs
Where these are available these options will include any applications that were decided within the period indicated.

When using the 'Time Range' filter it is recommended that the option 'All", is selected within the "Most Recent" filter

Depending upon the service level is being provided by Local Planning Apps, there may be no markers provided for some 'Time Range' options. The About information accessible from the top of this page will show which services package is in use. Referral to the Services page shows which map functions are available for each service level.

Most Recent

This filter option is available for quickly identifying the planning applications that have most recently been added to the planning table - they are 'new'. The option 'all' will disble this filter.

Selecting 'Up to 2 weeks', for example, will retain all planning applications that are deemed to be 'new' because they were detected by the Local Planning Apps software within the past 2 weeks.

Some care is required when using the 'most recent' filter. It is possible for some recent applications to have been decided verfy quickly and to have been removed from the current planning table. These quickly decided applications may not be indicated on the map becuase of the options within "Time Range". When using the 'Most Recent' filter it is recommended that the options 'Current", "Monitored" and "Up to 1 yr" are selected within the 'Time Range' filter

Application Type

There are many different types of planning application and some do not fit into the category of either 'buildings' or 'TPO' (Tree Preservation Order). The councils indicate when an application is a TPO type application. Anything that is not a TPO is deemed to be a buildings application for the purposes of the planning table and the map.

Some Residents' Associations choose not to include the TPO applications within their planning table. If the TPO applications are not provided within the planning table then they will not be provided on the map

Number of Comments

Not all local councils indicate the number of comments submitted by interested parties for each planning application. Any application for an authority, such as the appeals inspectorate, that does not report the number of comments will have a zero recorded for comments. Selecting anything other than 'All' will result in only those 'local' applications whose number of comments match the selection being indicated on the map. Only local applications can have comments recorded.

Placement of the map markers

Most markers will be placed very close to the address provided within the planning application. For addresses that are too complicated or incomplete, the marker will be placed at the registered postcode location. If the postcode is incomplete, then the marker will not be shown on the map. Hence the marker for a specific planning application may not always appear in the precise expected location.

Where there are several planning applications for the exact same point on the map, the markers will be offset slightly so that each marker is separately identifiable.

Comparing the map to the planning table

When only the option 'Current Report' is selected within the Time Range section then the number of entries on the planning table should be the same as the number of markers shown on the map. Any difference in the totals will be the result of the following:-

  • There are options under 'Planning Authority', 'Application Types, and 'Application Status' that are not selected
  • The option 'All' under 'Number of Comments' has not been selected
  • There are planning applications on the planning table that lack, or have incomplete, postcodes. Only those applications with full postcodes can be shown on the map
  • There are planning applications on the planning table that are marked as 'secondary area'. This are not provided on the map.
