Some issues need to be raised with great care

Some arguments may be very important to an individual, but can often be easily addressed by the developer or carry little weight. These can be important in some circumstances (especially if the planning application involves a commercial activity):-


  1. Stating that the design has poor external lighting can be simply addressed by the developer agreeing to add lighting
  2. Stating that the design lacks trees/shrubs
  3. The design allows for easy overlooking can often be simply addressed by the developer agreeing some plants
  4. Matters related to local schools being at capacity, or the there being a lack of doctors surgeries or dental facilities
  5. Poor local drainage or a history of storm drains overflowing
  6. The close proximity of protected trees can usually be dealt with using “tree protection zones (TPZ)” during the build phase.  
  7. The presence of badgers and/or badger-sets in the close locality will normally be assessed by Natural England. Natural England will form an opinion on whether it is accepted, and may request the council attach conditions to any planning permission
  8. Any resulting overflow parking (additional  on-street parking) is usually ignored unless the proposal involves increasing the level of commercial activity in a residential area
  9. Where there is a potential for overlooking the design can sometimes be modified by relocating widows, imposing a condition for the use of frosted glass or raising of the window height
  10. Concerns that a design will provide line of sight views into your bedroom are likely to be ignored. The expectation is that your bedrooms have curtains and bathrooms have frosted glass.
