‘It’s already been approved by the local council - see the attached minutes’


The claim that the application has “already been internally approved by the council” is often stated by developers before or during the consultation process in the hope that residents feel powerless, believe the council is complicit (or been bribed) and will therefore not bother objecting.

However, this prize winner included the claim within the planning application and they provided a copy of council meeting minutes as evidence. On careful reading it became clear that this claim was rubbish. The minutes related was a ‘pre-application meeting” with the council to discuss potential options. At the top of the minutes and stated at the meeting were the ground rules for the meeting. These included that ‘this is a planning guidance meeting and nothing the council says during the meeting should be interpreted as a decision on any planning matter.’  The quote was out of context and the claim completely ignored the ground rules for the meeting.  A clear winner and we hope they cherish their award.
